
Welcome back to road map, this is week 4. How the time flies. The helpful tip for today, can you fix your sink? Or at the very least can you repair your home.
Owning as opposed to renting has 2 large benefits. You can customize all you like and you have major tax write-offs. These can also quickly become issues. What happens however when you can’t call your favorite landlord to fix the issue? You’re now the landlord. Well it’s time to dust off the hammer and start fixing.
If you are completely new to home repair and maintenance don’t fret. I’m not here to say all issues need the homeowners attention and some are major enough that a professional is needed. Yet, as a homeowner it’s better to fix and save on money than pay.
If the repair is small enough to do it yourself. That’s exactly where you should start. Leaking sink check underneath the cabinet. You’d be surprised how simple most plumbing is. You have a clogged drain, start with a close hanger. Hole in the wall, watch YouTube on how to easily patch the hole. Landlords can do it, why can’t you?
Build a checklist on appliances, so you know when to replace and service. Buy and have a tool belt or box somewhere in your house. You never know when you’ll need a screwdriver or electrical tape. Always start the process and if you can’t complete it. Know when to get help.
Set aside money in a savings account for unexpected repairs and standard maintenance. Sadly we need to always have working washers and charged phones. Let’s not even start with fridges. If an appliance goes out an emergency fund is the way to go.
At the end of the day this tip has the same message as my cooking tip, don’t fret it. You have a lot more knowledge than you think. Just get out there and try, the best teacher in life is in your own head. Life will throw curveballs, but this is your house. Protect your investment.
